CMRL signs contract worth over Rs 435 crore for integrated development at 3 stations

The Chennai Metro Asset Management Limited (CMAML), a wholly owned subsidiary of CMRL, has signed a contract of Rs 167.08 crore to redevelop existing Mandaveli MTC bus depot and terminus for commercial purposes.

CHENNAI: The Chennai Metro Rail Limited (CMRL) has signed a contract with Bridge and Roof Company (India) Limited for Rs 435.88 crore for the design and construction of entry and exit structures at Metro stations, integrated with commercial spaces and property development buildings at upcoming Sholinganallur, Thoraipakkam and Mandaveli stations.

The contract for the first 2 stations is worth is Rs 268.80 crore.

According to a CMRL press note, the scope of work in both stations include civil works, architectural finishes, and all associated activities, along with the development of exclusive transit-oriented property assets.

Under this initiative, a three-level basement, ground with five-floor commercial building will be developed at Thoraipakkam, while a ground with eight-floor building will come up at Sholinganallur. A unique feature is that the link line connectivity between Corridor 3 and 5 passes through the Sholinganallur building, which gives direct access to the Metro station from the commercial facilities.

“The Metro trains will come inside the building at Sholinganallur station. A similar one is planned at Tirumangalam too,” said a senior CMRL official.

The project envisions a fully integrated property development connected with the entry and exit structures of the ongoing underground Metro station and Mandaveli MTC bus stand, strengthening multi-modal transport integration in the city.

The development will have a built-up area of 29,385 sqm with two towers (Tower A and B), each configured as two basements, ground and seven floors. The facilities will include bus pick-up and drop-off bays along with commercial and office spaces.

The project aims to offer seamless Metro connectivity, a robust multi-modal transport interface, and modern commercial facilities, significantly enhancing commuter experience and urban functionality.

The development represents a major stride towards Transit-Oriented Development (TOD).

Contract agreement for the works was signed by MA Siddique, managing director, CMRL and T Ravi, GM(South), Bridge and Roof Company and other senior officials of CMRL. “These developments are designed to offer modern amenities to Metro commuters while significantly enhancing non-fare box revenue for CMRL,” added the release.
