As per an order issued by Rajesh Lakhoni, Member-Secretary of CMDA, the IDC rates have been hiked to Rs 163 per sqm fromRs 148 per sqm. The planning authority is revising the IDC during every financial year.

The revision was made after the Chennai Metropolitan Water Supply and Sewerage Board (Metrowater) requested the planning authority for a hike. “Infrastructure development charge is collected from building owners while applying for planning permission and the new revision is applicable across the Greater Chennai Corporation. The new revision is for the financial year 2019-2020,” a CMDA official said.

The official added that the charges collected from the building owner would be deposited in Metrowater’s bank account to provide water and sewerage connections. “Building owners who do not pay IDC will not get water and sewerage connections.”

During 2016-2017 fiscal, the IDC charge was fixed at Rs 121 per sqm.

Apart from IDC, the CMDA also collects infrastructure and amenities (I&A) charges to provide planning permission for special buildings and multi-storeyed buildings. Infrastructure and amenities charge for special buildings (both commercial and residential) is fixed at Rs 375 per sqm. For multi-storied buildings, the charges are Rs 375 per sqm for residential buildings and Rs 750 per sqm for commercial buildings.
