RERA directs builders to state pre-2017 project nods in ads
The Tamil Nadu Real Estate Regulatory Authority (TNRERA) has directed that the real estate projects that were completed before its establishment should mention the details of the same while advertising the projects.

“If the completion certificate was applied before June 22, 2017, the same has to be mentioned in the advertisements,” S Krishnan, TNRERA chairman, said in a recent circular.
Even though the applications for the completion certificates were sent before June 22, 2017, the promoters should apply for the TNRERA registration if the applications got rejected.
According to the Real Estate (Regulation and Development) Act, 2016, all the projects completed or started after June 22, 2017, ought to be registered with TNRERA. “Promoters could not advertise or sell their projects without TNRERA registration. However, the projects that had availed completion certificates before the cut-off date (June 22, 2017) are exempted from TNRERA registration,” a housing department official said.
The official also added that the circular was issued after a discussion with the representatives of CREDAI and Builders’ Association of India.
“There were no clear directions regarding the exempted projects and the buyers are confused in determining the veracity of the projects. The norms already had mandated the promoters to publish TNRERA registration numbers in their advertisements which were completed after the cut-off date. But there was no clarity on exempted projects until the circular,” the official said.
Meanwhile, S Krishnan directed the promoters to display TNRERA registration numbers in the display boards installed at the sites. It may be recalled that the TNRERA had already issued orders pertaining to the compulsory TNRERA registration for the layouts, which were regularized under the regularization of unapproved plots and layouts scheme.
According to TNRERA official website, the authority had registered as many as 280 projects in 2017 and 518 projects in 2018. However, the authority, which also regulates real estate in Andaman, has registered a single project from the Union Territory.
