TN implements 11 key reforms in registration department: Here’s what you need to know

CHENNAI: The Tamil Nadu Registration Department has introduced 11 key reforms to streamline property registration and related services, following approval of the state’s new property registration law by President Droupadi Murmu.

Under the new law, citizens must submit original documents during property registration. For ancestral properties, if original title deeds are unavailable, revenue patta or a no-objection certificate from the mortgagee is required. Missing documents must be reported to police or published in local newspapers.

The reforms include:

Paperless registration: Citizens can now submit documents online, verified via Aadhaar OTP or fingerprint, and receive electronic registration instantly.

Direct online submission: Apartment buyers can register documents online immediately after payment, without visiting sub-registrar offices.

Board integration: Housing Board properties can now be registered and delivered directly from board offices.

Automated document creation: Citizens can create property documents themselves in a question-answer format for registration.

Quick payment options: Payments under Rs 1,000 can now be made via UPI QR codes at POS terminals.

Same-day resale deeds: Apartment resale documents, including parking and lift details, are delivered the same day.

Instant certified copies: Certified copies of deeds, court orders, and other documents are available online with digital signatures.

Simplified property search: Users can track prior and subsequent transactions through encumbrance certificates.

Mobile and WhatsApp services: TNREGINET app and WhatsApp alerts provide updates on registrations and property records.

Online apartment association registration and enhanced marriage record search are now possible.
