CMDA senior planner can now approve layouts
The Chennai Metropolitan Development Authority (CMDA) has delegated powers to its senior planner to approve the planning permission applications for new buildings.

A recent order issued by CMDA member-secretary Rajesh Lakhoni, said the senior planner attached to multi-storeyed buildings (MSB) wing would process and approve layouts and sub-divisions up to two acres. The member-secretary would continue to issue approvals for the layout and sub-divisions above two acres.
“The senior planner should dispose of the files within 45 days from the date of submission of applications, provided the application satisfies all the particulars required as per statutory provisions,” the order said.
The concerned senior planner ought to submit the approval or disposal report to the member-secretary on every Monday.
“The builders, whose planning permission applications are rejected, can submit applications to the member-secretary irrespective of the extent of land.”
Meanwhile, the Directorate of Town and Country Planning (DTCP), in compliance with the recently notified Tamil Nadu Combined Development and Building Rules (TNCDBR), 2019, has delegated powers of granting planning permissions for the residential, commercial, institutional, industrial use non-high rise buildings, with less than total FSI area of 2,500 sqm and 18.3 metres high, to the field level officials of local planning authorities.
However,non-high-rise buildings exceeding the limit should be sent to the Commissioner of Town and Country Planning.
Layouts or sub-divisions extending up to 5 acres in urban areas and 10 acres in rural areas would also be approved by the field level officers.
