CMDA hikes charges for reclassification of land use
Landowners who opt for reclassification of land use will have to pay more as the Chennai Metropolitan Development Authority (CMDA) has increased advertisement charges.

According to an order dated January 8 issued by Rajesh Lakhoni, member-secretary of CMDA, the landowners should pay Rs 30,000 for land extending up to 10 revenue sub-division and additional Rs 1,000 for every additional sub-division above 10 revenue sub-divisions.
“Of the Rs 30,000, Rs 1,500 will be the scrutiny charge and Rs 5,000 for publishing the reclassification notification in Tamil Nadu Government Gazette. The remaining amount is to issue newspaper advertisement regarding the reclassification,” a CMDA official explained.
Earlier, the planning authority had been collecting Rs 20,000 for land extending up to 10 revenue sub-division and additional Rs 650 for every additional sub-division above 10 revenue sub-divisions.
The official added that the new order had come into effect retrospectively from November 11. “An amendment in the development regulations will be made by the state government and a government order will be released soon. The amendment will incorporate the changes in the master plan.”
The authority has been accepting reclassification proposals from landowners to modify the land use pattern fixed in the master plan. In 2018, CMDA had received about 100 reclassification applications, the official said.
