TNRERA registration must for regularised unapproved layouts: Government
Even as the deadline for sending applications to regularise unapproved plots and layouts ended on Saturday, the state housing and urban development has mandated TNRERA registration for the approved layouts under regularisation of unapproved plots and layouts scheme.

According to a communication sent by Housing Secretary and Tamil Nadu Real Estate Regulatory Authority (TNRERA) chairman S Krishnan to Directorate of Town and Country Planning (DTCP), no promoter shall advertise, book or sell real estate projects without registering the real estate project with the real estate regulatory authority.
“In compliance with the RERA Act, all the layouts regularised have to be registered with TNRERA. While approving the layouts under the regularisation scheme, advice the layout promoters to submit applications for registration with TNRERA,” the missive read.
Meanwhile, the TNRERA had received six applications to register regularised unapproved layouts. “All the layouts approved after May 2017 should be registered with the authority. Apart from layouts approved by DTCP, the Chennai Metropolitan Development Authority (CMDA) approved layouts should also be registered. However, individual plots need not be registered with the TNRERA,” an official in TNRERA said.
According to housing department sources, DTCP had regularised nearly 50,000 layouts and CMDA had regularised nearly 4,000 layouts. “There are over 22 lakh plots in the approved layouts and the owner of the plots in approved layouts can apply for regularising their individual plots,” sources said.
Meanwhile, TNRERA is expecting more applications from layout promoters as they could not sell their plots without TNRERA registration numbers. The TNRERA has registered as many as 475 real estate projects in Tamil Nadu during 2018 and registered only one project in Andaman. “TNRERA’s jurisdiction extends to Andaman also, however, real estate developments are a rarity in the island,” a TNRERA official said.
